How to use this questionnaire
- Copy the questionnaire. Hit the Copy questionnaire + template button below. It grabs all 47 questions and the final prompt template in one block — paste it into a Word doc, Google Doc, or note app on your computer.
- Answer every question you can with as much detail as possible. Skip any you're not comfortable answering. Let yourself go on tangents. Be generous — the more vivid and specific you are, the better your Master Prompt will be. There is no "too much information" here.
- When you're done, copy everything — instructions, all questions, your answers, and the prompt template already sitting at the bottom.
- Paste the entire block into any AI tool (ChatGPT, Claude, Grok, Gemini). It will hand you back a custom Master Prompt. Save that into a Word doc or PDF and reuse it forever.
- Also save your completed questionnaire (with your answers) as a personal reference. As AI models improve, you'll want to re-run a future, smarter model over the same answers to generate a better Master Prompt.

- What are three things most people don't know about you personally?

- Tell me about your immediate family (spouse or partner, children, pets, parents, siblings). How do they influence your daily life and your work as an agent?
- What are the most important family traditions, values, or rituals you hold dear?
- How do you balance a demanding real estate career with your personal and family life? Share any specific routines or boundaries you've created.
- What does "home" mean to you personally, and how does that definition influence the way you help clients find their own homes?
Section 3 — Hobbies, Passions & Lifestyle
- What are your top three hobbies or passions outside of real estate? Describe them in detail and explain why they matter to you.
- How do these hobbies or interests show up in your personality or the way you connect with clients? (Examples: golf, boating, gardening, travel, cooking, volunteering, sports, music, etc.)
- What does your ideal weekend look like?
- Are there any causes, charities, or community organizations you are deeply involved with? Why do they matter to you?
- What are your favorite local spots (restaurants, parks, events, neighborhoods) that you love sharing with clients or friends?
Section 4 — Core Values, Beliefs & Life Philosophy
- What are your top five core values in life and in business? Explain each one with a personal story or example.
- How do these values align with Coldwell Banker's and/or your team's brand values (integrity, excellence, client-first service, innovation, global reach, community leadership)?
- What is your personal motto or life philosophy?
- How do you define success — both personally and professionally?
- What legacy do you want to leave as a real estate professional and as a human being?
Section 5 — Professional Journey in Real Estate
- When and why did you first become a real estate agent? What was the pivotal moment that made you choose this career?
- How long have you been with Coldwell Banker, and what drew you specifically to the Coldwell Banker brand and brokerage?
- Walk me through your career timeline — key offices, teams, mentors, and turning points.
- What are your biggest professional achievements and awards to date (production numbers, designations, leadership roles, community recognitions, etc.)?
- Describe a transaction or client experience that you are most proud of and why.
Section 6 — Market Expertise & Geographic Focus
- Which markets, neighborhoods, or cities do you specialize in? Describe each area's personality, price points, buyer and seller demographics, and unique selling features in vivid detail.
- What trends are you seeing right now in your primary market(s), and how do you position yourself as the expert?
- What types of properties do you love selling the most (luxury, first-time buyer, waterfront, historic, new construction, investment, etc.) and why?
- Are there any niche markets or client types you have carved out as your specialty (relocations, military, retirees, investors, luxury second homes, etc.)?
Section 7 — Client Service Philosophy & Style
- Describe your ideal client and why you are the perfect agent for them.
- How do you build instant trust and long-term relationships with clients? Give specific examples of your process.
- What is your communication style with clients (frequency, channels, tone, level of hand-holding)?
- How do you handle difficult situations — price reductions, multiple offers, inspection issues, emotional clients, etc.?
- What do clients consistently say they love most about working with you?
Section 8 — Marketing, Branding & Online Presence
- Describe your personal brand in three words, then explain each word in detail.
- What is your favorite way to market listings and generate leads (social media platforms, video, print, email campaigns, open houses, etc.)?
- How do you use technology and AI tools in your business today?
- What tone and style do you want all of your marketing content to have (professional yet approachable, luxurious, fun and energetic, data-driven, story-telling, etc.)?
- Are there any signature phrases, stories, or signature moves you always use in your marketing?
Section 9 — Goals, Aspirations & Future Vision
- What are your top three business goals for the next 12 months? Be specific with numbers and timelines.
- Where do you see your real estate career in 3 years and in 5 years?
- What new skills, designations, or business lines do you want to develop?
- How do you want to be known in your market five years from now?
- What would "making it" look like for you — personally and professionally?
Section 10 — Unique Differentiators & Closing Thoughts
- What sets you apart from every other real estate agent in your market? Be bold and specific.
- Is there anything else about your personality, background, experience, or vision that you want the AI to know and weave into every piece of content it creates for you?
- Share one favorite client testimonial (or the story behind it) that captures who you are as an agent.
- If you could give your AI one "non-negotiable" rule about how it should always represent you, what would it be?

Once you've answered every question above, copy the entire document (from the top instructions all the way through your answers) and paste it into your favorite AI tool. Then add the prompt template below at the very bottom:
